Common Epoxy Floor Problems
Knox Epoxy Pros installs and, often enough, removes epoxy floors across Knoxville. Almost every problem below traces to one of three things: the slab was not tested, the surface was not ground, or the product went down too thin.
The five problems we actually get called about
- The coating lifts off in sheets or patches
- Cause: acid etching instead of grinding, or an untested damp slab
- Not repairable — it comes up and goes back down properly
- Small craters or blisters in the cured surface
- Cause: outgassing from the slab, or coating in rising temperature
- Minor cases sand and recoat; widespread bubbling means a prep failure
- The floor ambers, most visibly near a sunlit door
- Cause: bare aromatic epoxy with no UV-stable topcoat
- Fixable — abrade and apply a polyaspartic clear
- Coating lifts in tyre-shaped patches where the car parks
- Cause: a thin film, weak bond, or a DIY kit over an unground slab
- A bonding failure, not a cleaning one
- Areas that never fully hardened
- Cause: mis-measured resin-to-hardener ratio, or coating below the product's minimum temperature
- Those areas have to be removed; they will not cure later
Why moisture causes most of it here
East Tennessee slabs move moisture. Annual relative humidity runs 70 to 75 percent, summer dewpoints sit at 65 to 70°F, and about one in five garage slabs we test emits more than 5 lb per 1,000 sq ft per 24 hours — above the point where a standard epoxy will blister within 12 to 18 months.
Vapor pushing up through a slab has to go somewhere. Against a sealed coating it collects at the bond line and lifts it. That is why the basement floors we do always start with a calcium chloride or in-slab RH test, and why a vapor-mitigating primer is a line item rather than an upsell.
What is repairable and what is not
Cosmetic problems on a sound bond are repairable: yellowing, dulling, light scratching, isolated pinholes. Abrade, clean, recoat. That is a fraction of the cost of the original install.
Bond failures are not. Peeling, hot-tyre pickup and widespread bubbling all mean the coating is not properly attached to the concrete, and no topcoat fixes that from above. The old system has to be ground off and the floor redone from the slab up — which costs more than doing it right the first time, and is the honest argument for prep.
If a floor is failing under warranty
Common questions
- Why is my epoxy floor peeling?
- Almost always because the concrete was acid-etched rather than diamond-ground, or because the slab was damp and nobody tested it. Both leave the coating sitting on the surface instead of keyed into it. Peeling is a bond failure, so it cannot be patched from above — the coating comes up and the floor is redone from the slab.
- Can a failing epoxy floor be repaired or does it need replacing?
- It depends on whether the bond is intact. Yellowing, dulling and isolated pinholes sit on a sound floor and are fixable with an abrade and recoat. Peeling, hot-tyre pickup and widespread bubbling mean the bond has failed, and that floor has to be ground off and redone.
- Why does my epoxy floor have bubbles?
- Usually outgassing — air pushing out of the slab as the coating cures, often because the floor was coated while the temperature was rising. A few pinholes sand and recoat. Widespread bubbling points to a prep or timing failure and generally means the section comes up.
